About Us

Ashbrook  Lets is the trading name of Ashbrook 2009 LLP, a family run company specialising  in the top end residential letting market, both in the UK and abroad.


Our Blewbury, Oxfordshire Accommodation:

Furnished accommodation is provided for both long and short term lets.
Short-term lets (1 night to 28 nights), on a serviced accommodation basis, are available in Blewbury, South Oxfordshire, in 4 self-contained luxury suites, offering the highest standard of accommodation.

The services provided include weekly and end of stay cleaning, bed linen and towels. A continental brekfast, newspaper deliveries and a laundry service can be provided at extra cost.


 

The meaning of some words used in these terms and conditions

 

'we', 'us' or 'our' is a reference to Ashbrook 2009 LLP (Co No OC347766) trading as "Ashbrook Lets"; 'you' or 'your' is a reference to the person to whom we are providing our Services and who is required to pay for the Services we provide; 'Parties' is a reference to both us and you; 'Premises' means the place where we will provide the Services being 1, 2, 3 and 4 Ashbrook Mews, Westbrook Street, Blewbury, OX11 9QA or any or all of them 'Reservation' A reservation of the Premises for one or more nights accepted by us 'Services' means the provision of the Premises, the furniture fixtures and fittings within them, a daily cleaning service, the use of an exclusive parking space immediately in front of the Premises, free wireless internet, a newspaper delivery if required (at cost), a continental breakfast (at cost) and a laundry service (at cost).

 

Entering into a legally binding contract

2.1 A contract incorporating these terms and conditions between you and us will come into being when a Reservation is made. We suggest that before you make a Reservation that you read through these terms and conditions. If you have any questions concerning them please ask us. Reservations are subject to availability

2.4 You should keep a copy of these terms and conditions for your records.

 

Providing the Services

Once we and you have entered into a legally binding contract we will provide the Services to you at the Premises on the date(s) agreed between us without further discussion with you.

3.2 Our aim is to always provide you with the Services: using reasonable care and skill; in compliance with commonly accepted practices and standards in the residential serviced accommodation sector in compliance with laws and regulations of England and Wales in force at the time we provide the Services.

 

Your Obligations Unless we otherwise agree in writing:

4.1 not more than 2 guests shall occupy any single Premises.

4.2 No pets shall be brought onto the Premises except for guide or other disability dogs

4.3 The Premises shall not be used for any illegal or immoral purpose, and no firearms, illegal drugs or substances shall be brought onto the Premises

4.4 No toxic dangerous or explosive items shall be brought onto the Premises

4.5 No Reservation may be transferred or assigned

4.6 The cost of repair or replacement arising from any damage to the Premises or its content shall be reimbursed by you to us

4.7 No smoking applies inside the Premises.

 

Times when we provide the Services

5.1 The Premises (including the car parking space) will be available for your use from 2pm on the first day of your reservation until 11am on the last day of your reservation.

5.2 We will have access to the Premises at all times but, in particular, between the hours of 11am and 2pm for cleaning.

 

Timing

6.1 Situations or events outside our reasonable control

6.1.1 There are certain situations or events which occur which are not within our reasonable control. Where one of these occurs we will normally attempt to recommence performing the Services as soon as the situation which has stopped us performing the Services has been resolved. In such circumstances there may be a delay before we can start or continue performing the Services.

6.1.2 If the delay in us recommencing performing the Services will be excessive then we will offer you the option of allowing you to cancel the contract. If you choose this option then you will only have to pay for any Services we have performed up to the date of cancellation. If you have made payment(s) to us in excess of the amount of Services we have performed, we will return the difference to you within 7 days of cancellation.

 

Price and payment

7.1 Our charges Our charges are set out on our website (www.ashbrooklets.co.uk) and are subject to change.

7.2 When payment is required Payment for our Services is made in one of two ways, either: at the time of Reservation via PayPal; or

7.2.2 by receipt of credit card details provided over the telephone. No card details will be stored or saved in any way.

7.3 VAT Our charges are not subject to VAT, but this may change in the future.

7.4 If you do not pay when required to If you fail to make payment by the date or time we and you agree we may cancel your Reservation.

7.5 Where you seek to not pay amounts due to us You will not refuse to pay any amount owing to us where there is only a minor or inconsequential defect or error in the performance of the Services. You will be entitled only to refuse to pay no more than a proportionate amount of any amount due.

 

Exclusion and limitation of liability

8.1 We do not exclude or limit liability for our negligence or negligent omission which causes you personal injury or death.

8.2 We shall only be liable for any loss or damage suffered by you which is a reasonably foreseeable consequence of a breach by us of this contract. In the event that any loss or damage suffered by you relates to your business activities or use of the Premises for commercial purposes then we exclude all liability for any business loss and in particular we exclude all liability for loss of profits or other economic loss arising out of a breach of this contract.

8.3 Our website and all other advertising material is believed to be correct but we reserve the right to alter substitute amend or withdraw any service or facility at any time without notice

Cancellation by you

10.1 Once we and you enter into a binding contract you will normally not be able to cancel the contract, except where we agree or as otherwise provided for in this contract.

10.2 If we agree to cancel then you will be responsible for:

10.2.1 Where cancellation is made within 10 working days of the date the Reservation is to commence one nights rate per unit (£75) of the Premises reserved shall be paid

10.2.2 Where cancellation is made more than 10 working days before the date the Reservation is to start a full refund will be given

10.2.3 For the purposes of this clause10.2 time shall be calculated from 2pm on the date the Reservation is to start

10.3 If you:

10.3.1 purport to cancel the contract; or

10.3.2 give notice purporting to cancel; or

10.3.3 otherwise do not fulfil your obligations (such as by not paying any sums due to be paid to us or there is a "non-show") in a way which amounts to you cancelling the contract, we do not have to accept your cancellation except as provided in clause 10.2 or as otherwise provided for in this contract. However, we may choose to accept cancellation, and if we choose to do so you will be required to pay to us a reasonable amount for the losses and costs (including loss of profit) we have suffered. If you have paid a deposit, this will be retained and if our reasonable losses and costs (including loss of profit) are greater than the deposit we have retained we will require you to pay for our losses and costs in excess of the deposit retained.

 

Amendments to the contract terms and condition

We will have the right to amend the terms and conditions of this contract where:

11.1 we need to do so in order to comply with changes in the law or for regulatory reasons; or

11.2 we are changing the rates we charge for the provision of Services as provided for in clause 7;

11.3 we need to correct any errors or omissions (and this right includes the right to change any of the documentation which forms part of the contract), as long such correction is minor and does not materially affect the contract.

11.4 Clause 8.3 applies

Contracts (Rights of Third Parties) Act 1999

For the purposes of the Contracts (Rights of Third Parties) Act 1999 this contract is not intended to, and does not, give any person who is not a party to it any right to enforce any of its provisions.

 

Law and jurisdiction

This contract shall be governed and construed by the law of England and you and we agree to submit to the jurisdiction of the courts of England and Wales.

 


Our Central Bruges Accommodation:


Furnished self-service accommodation provided for both long and short term lets in the centre of Bruges. Rental is available from 1 night to 28 nights in a self-contained property that can sleep up to four guests.

The meaning of some words used in these terms and conditions

'we', 'us' or 'our'

is a reference to Ashbrook 2009 LLP (Co No OC347766) trading as “Ashbrook Lets”;

'you' or 'your'

is a reference to the person to whom we are providing our Services and who is required to pay for the Services we provide;

'Parties'

is a reference to both us and you;

'Premises'

means the place where we will provide the Services being The Guild Studio, 71 Raamstraat, 8000 Bruges, Belgium

‘Reservation’

A reservation of the Premises for one or more nights accepted by us

'Services'

means the provision of the Premises, the furniture fixtures and fittings within them, a weekly and/or end of stay cleaning service, the use of an exclusive parking space next to the Premises, and free wireless internet.

2. Entering into a legally binding contract

5. Times when we provide the Services

6. Timing

7. Price and payment

7.1 Our charges

Our charges are set out on our website (www.ashbrooklets.co.uk) and are subject to change.

7.2 When payment is required

Payment for our Services is made in one of two ways, either:

at the time of Reservation via PayPal; or

7.3.2 by providing credit card details over the telephone. No credit card details will be stored or saved in any way.

7.3 VAT

Our charges are not subject to VAT, but this may change in the future.

7.4 If you do not pay when required to

If you fail to make payment by the date or time we and you agree we may cancel your Reservation.

7.5 Where you seek to not pay amounts due to us

You will not refuse to pay any amount owing to us where there is only a minor or inconsequential defect or error in the performance of the Services. You will be entitled only to refuse to pay no more than a proportionate amount of any amount due.

10. Cancellation by you

10.1 Once we and you enter into a binding contract you will normally not be able to cancel the contract, except where we agree or as otherwise provided for in this contract.

10.2 If we agree to cancel then you will be responsible for:

10.2.1 Where cancellation is made within 20 working days of the date the Reservation is to commence no refund is to be paid.

10.2.2 Where cancellation is made before 20 working days of the date of the reservation is due to commence an 80% refund of the total will be given.

For the purposes of this clause 10.2 time shall be calculated from 2pm on the date the Reservation is to start.

10.3 If you:

10.3.1 purport to cancel the contract; or

10.3.2 give notice purporting to cancel; or

10.3.3 otherwise do not fulfil your obligations (such as by not paying any sums due to be paid to us or there is a “non-show”) in a way which amounts to you cancelling the contract, we do not have to accept your cancellation except as provided in clause 10.2 or as otherwise provided for in this contract. However, we may choose to accept cancellation, and if we choose to do so you will be required to pay to us a reasonable amount for the losses and costs (including loss of profit) we have suffered.
